A not-so-typical home is up for sale in Seligman, a town about 76 miles west of Flagstaff. It's not the home itself that's unique, however, it's what lies beneath.

Arizona is home to thousands of caverns and caves, and one of those is on the property. That means the cave could become a man-cave of epic proportions.

The two bedroom, one bathroom cabin is fully remodeled, and it is off the grid.

"No power whatsoever from utility. No utilities, period," said the home owner, identified only as "John". "Everything is supplied by me. Power is from the sun. Nighttime power comes from storage and batteries. Water is hauled and rain collected off of the roof."

The cabin It sits on about six acres of lush Arizona land, and has panoramic views of the Aubrey Cliffs. Now, it's for sale, and it can all be yours for $199,000. Cash.

"It has to be a cash transaction, because there's no financing that would finance a home of this size for that price," said Mike Akins with High Country Reality.

One small detail not mentioned, and included in the sale, is a 3,000 square foot underground cave.

"I thought originally this was a man-made mine shaft, and then I got down here and realized it was a natural dry cavity," said John, who bought the property five years ago. It was a foreclosure.

"Cut away some trees that were growing over the top of it and stumbled upon this, and it's just a really really cool find," said John, who never knew the piece of history was just steps from his new home.

"To find this hole and look down here and wonder what's down here, it drove me crazy," said John. "I had to get down here, so I did, and this is what I found. It's a dry cavern. It was formed when this place was under the ocean. It's 340 million years old."

This house, cave included, would be perfect for anyone looking to escape the desert heat. It stays a very cool temperature all year round.

"It only reaches about 90F max here," said John. "We're at 5,500 feet elevation, so the cool weather. If you want it cooler, you come down here and it's a constant 60F."

John says over the years, he's loved exploring the ancient cavern, but he's ready to let someone else enjoy it.

"Basically this right here, I don't use it for nothing. There might be someone who would use it for something," said John.

Although this property isn't for everyone, both John and Akins are hoping the right buyer comes along.

"A person that wants to have something that's one-of-a-kind," said Akins. "Something that says I have a very unique man cave."
